Tsuen Wan Centre 荃灣中心
Conclusion:
Location is too far from MTR. Not familar with transportation around. Many old ppl (w/ kids too) Could consider rental (of higher floors) but will not consider as purchase.
Pro:
- Dogs allowed
- most building w/ a side near mountain, so air is fresh
- 實用面積 % is high (i think ~80%?), as the 400 sq ft i visited is similar to the size i'm living now (mine is 42xft).
Con:
- Too far away from MTR. Although has green minibus ($2.5), if walking probably FURTHER away from my home to yekini's place (okay, maybe similar la, b/c 綠陽新村 (above MTR) -> 愉景新城 ->荃景花園 -> 荃灣中心)
- the 屋苑 itself is old (29/30 yrs, total 16 buildings), the main elevator hall @ G/F is redcorated but individiual floor's elevator's hall is VERY OLD (similar to 南豐). All 33 different buildings i went to the individual floor's elevator's hall SMELL! >.<
- price is not THAT cheap (compare with HK island, of course it's cheaper), 400ft selling 1.68M (4200/ft); 490 ft @ 2.08M (4250/ft)
- it's NOT that CLOSE to work.. i took taxi from work place to there last nite and it cost 4X - i.e. as far as Quarry Bay to Causeway Bay / Wan Chai area... the main pt is i think it has very limited choice of transportation (mini and bus) to TW MTR...
